HomeMy WebLinkAboutResolution No. 2026-29 Gulfstream Park .84 Acre Land Parcel Purchase - April 7, 2026CITY OF AVENTURA RESOLUTION NO. 2026-29 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF AVENTURA, FLORIDA, AUTHORIZING THE CITY MANAGER TO CONTINUE TO NEGOTIATE WITH GULFSTREAM PARK FOR THE PURCHASE OF A .84 ACRE PARCEL OF LAND ADJOINING THE EXISTING 3.7 ACRE PARCEL FOR A TOTAL CONVEYANCE OF APPROXIMATELY 4.5 ACRES FROM GULFSTREAM PARK FOR FUTURE USE AS THE NEW CHARTER HIGH SCHOOL; DIRECTING THE CITY MANAGER TO PURCHASE THIS PARCEL IN AN AMOUNT NOT TO EXCEED $6,000,000; AUTHORIZING THE CITY MANAGER TO EXECUTE A PURCHASE AND SALE AGREEMENT FOR THIS PARCEL; AUTHORIZING THE CITY MANAGER TO DO ALL THINGS NECESSARY AND PROPER TO CARRY OUT THE AIMS OF THIS RESOLUTION; PROVIDING FOR IMPLEMENTATION; AND PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, in 2024, the City of Aventura (the "City") and Gulfstream Park, LLC ("GSP") entered into a Purchase and Sale Agreement for the conveyance of 3.7 acres to the City for the purpose of building a third charter school in the City; and WHEREAS, the acquisition of another parcel adjacent to the 3.7-acre site will enable the City to enlarge the campus of the new high school and significantly enhance the design and overall layout of the new school; and WHEREAS, the City Manager has identified a .84 acre parcel located north of NE 213 Street and immediately west of the 3.7 acre parcel which GSP is willing to convey to the City for fair and adequate consideration; and WHEREAS, the City Manager and GSP have commenced negotiations for this parcel with the understanding the City will pay no more than six million dollars ($6,000,000) for this site; and WHEREAS, once the City Manager and GSP agree on a purchase price and the survey and legal description of the .84 acre parcel is finalized, the City and GSP will enter into a Purchase and Sale Agreement; and WHEREAS, the City Commission hereby finds that authorizing the City Manager to continue negotiations with GSP and purchase this parcel in an amount not to exceed $6,000,000 to construct a state-of-the-art high school on a campus of approximately 4.5 acres is in the City's best interest. Citv of Aventura Resolution No. 2026-29 NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF AVENTURA, FLORIDA: Section 1. Recitals Adopted. That the above stated recitals are hereby adopted and confirmed. Section 2. City Manager Authorized. That the City Manager is hereby authorized to continue negotiating with GSP for the purchase of the .84 acre parcel described above. Section 3. Purchase Price Limit of $6,000,000. That the City Commission authorizes the City Manager to spend no more than $6,000,000 for the purchase of this parcel. Section 4. Purchase and Sale Agreement. That the City Manager is hereby authorized to execute a Purchase and Sale Agreement for the .84 acre parcel. Section 5. Effective Date. That this Resolution shall become effective immediately upon its adoption. The foregoing Resolution was offered by Commissioner Blachman, who moved its adoption.
